Users must verify ownership of the property by providing search results or equivalent documentation that confirms the user’s legal ownership right to sell or rent the property. This documentation must be presented to HBS for review before the property can be listed.
2.2 Written Consent of All Parties:
Where applicable, users must obtain written consent i.e. affidavit from all parties connected to the property. This includes co-owners, legal representatives, or any other stakeholders. HBS reserves the right to request proof of this consent.
2.3 Accurate Property Information:
Users are required to provide accurate and up-to-date details regarding:
The property’s location, including proximity to key landmarks.
The surrounding area, including neighborhood characteristics and amenities.
information related to flooding or other disaster prevalent in the area
Any false or misleading information may result in the suspension of the listing or account.
2.4 Reason for Sale or Rental:
Users must clearly indicate the reason for selling or renting the property. HBS reserves the right to decline listings that do not meet these transparency requirements.
3. Responsibilities of Users
3.1 Users agree to use the platform in compliance with Ghanaian laws and regulations.
3.2 Users are responsible for ensuring that all content uploaded (e.g., property photos, descriptions) is accurate, free of copyright infringement, and does not contain offensive or inappropriate material
4. Responsibilities of HBS
4.1 HBS provides a platform for property listings but does not guarantee successful transactions.
4.2 HBS is not liable for disputes between users, including but not limited to payment issues, misrepresentation of property details, or third-party claims.
4.3 HBS reserves the right to moderate, edit, or remove content that violates these Terms and Conditions.
5. Fees and Payment
5.1 Users may be required to pay fees for premium services, including promoted listings or advanced analytics. Such fees are non-refundable unless otherwise stated.
